Property Taxes
Taxes are paid at the tax collector's office or by on-line payment. Tax bills are payable quarterly on the 1st day of February, May, August and November, after which date they are delinquent and subject to interest.
Interest will be charged on all payments made more than ten (10) days after the due date.

PLEASE NOTE
The Township of Montgomery must deposit all checks that are received within 48 hours of receipt. New Jersey State Statute requires this. Therefore, the Township cannot hold any checks for a period of time; hence, the Township cannot accept postdated checks. Thank you for your understanding.

Unpaid taxes remaining by the 1st day of February, May, August or November are subject to interest at the rate of 8% per annum up to $1500.00 and 18% per annum over $1500.00. Once the 18% per annum has been established it will remain at 18% until the outstanding amount is zero. Montgomery Township provides a 10 day grace period for payment of taxes. However, if the 10 day grace period is exceeded the interest accues from the 1st of the month that the payment is due. A penalty of 6% will be charged on any delinquency in excess of $10,000.00 if not paid by the end of the fiscal year.

Tax Deductions
Senior citizen and veteran's deductions require an application from the Tax Assessor's office.

Sewer Utility Charges

Sewer Utility bills are paid at the tax collector’s office or by on-line payment. Sewer utilities are payable semiannually on March 1st and September 1st and are subject to the same rate of interest as property taxes. Interest will be charged on all payments made more than ten (10) days after the due date.

Sewer Fee Calculation Method

Under the current calcuation method, which took effect in 2009, sewer fees are based primarily on a utility user’s yearly water use multiplied by a universal rate, based upon sewer system operation costs and necessary maintenance and upgrades. Water use will be taken from the previous year’s measurement, as reflected on your water bills, which the township obtains, or meter readings. Therefore 2010 water usage will be utilized for the 2011 calculations. (See calcuator below to estimate.)

Residences on Sewer and Private Well

Sewer users who also have private wells may have sewer fee based on water usage by having a meter installed and self-reporting the usage to the township according to the following rules:

Sewer Rate Ordinance and Calculator

The 2011 Sewer User Rate Ordinance was passed on February 17th by the Township Committee.

A simple calculator which can assist you in calculating your 2011 sewer fee is contained in the following link. There are two independent columns on the calculator you may use – the first column allows calculation based on a measure of 100 cubic feet (ccf) of water used per billing period (see your NJ American water bill, 1 ccf per year  = 100 cubic feet of water per year = 2.05 gallons per day. Convert to ccf from gallons by multiplying by 0.001337). If your NJAW water bill has your water usage in thousand gallons (1000g), then you can use the second column. If your property has a private water source (i.e. – well water) and you do not intend to install a water meter, then put 90 ccf into the first quarter in the first column.

Drop Box
For your convenience an after-hours drop box for tax & sewer payments only has been installed at the main entrance of the Municipal Building. Payments left in the drop box will be posted as of the next business day.


Important

For duplicate copies of your tax or sewer bill, contact the Tax Collector:

  • If you are a new homeowner and did not receive your bill at the closing
  • If you pay off your mortgage and will be paying your own taxes and do not have your copy of the bill
  • If for any reason you do not have a copy of your tax or sewer bill.
